Privacy Policy

Information you give us. When you fill out a form on the Site, such as the contact form, the home value tool, or a request for a buyer, seller, or relocation guide, we collect what you enter. Depending on the form, that can include:

• Your name, email address, and phone number
• A property address and details about the home, if you request a home valuation
• What you are interested in (buying, selling, relocating) and any message you write

Information collected automatically. Like most websites, the Site and the services it relies on receive technical information when you visit, such as your IP address, browser and device type, the pages you view, the page that referred you, and the date and time of your visit.

• To respond to your inquiry and provide the real estate services you request
• To prepare home valuations, market reports, and the guides you ask for
• To follow up with you by phone or email about your real estate goals
• To protect our forms from spam and abuse
• To understand how the Site is used so we can improve it
• To comply with legal, licensing, and brokerage obligations

If you share your phone number, we use it only to call you about your inquiry. We do not send marketing or automated text messages to people who contact us through the Site, and we never sell or share your phone number with anyone for their own marketing.

We do not sell your personal information. We share it only in these situations:

• Our brokerage. As a licensed agent, Alicia works under Clardy Real Estate, which may access client records as required by South Carolina real estate law and brokerage policy.
• Service providers that help us run the Site and our business, under obligations to protect your information. These include our customer relationship management system (Follow Up Boss), website hosting and database providers (Vercel and Supabase), and Google services used for spam protection, maps, and fonts.
• People involved in your transaction, such as lenders, inspectors, attorneys, or other agents, but only when you ask us to or it is needed to complete your purchase or sale.
• Legal reasons, when required by law, subpoena, or to protect the rights, property, or safety of our clients, ourselves, or others.

We use Vercel Web Analytics to measure visits in aggregate. It does not use cookies and does not identify individual visitors. The Site does not use advertising or cross-site tracking cookies.

Our forms are protected by Google reCAPTCHA, which collects hardware and software information and sends it to Google to tell people from automated spam. Its use is subject to the Google Privacy Policy and Terms of Service.

The Site also stores a single setting in your browser so the opening animation only plays on your first visit. Most browsers let you block or delete cookies and stored site data in their settings. The Site will still work if you do.

Listing information on the Site is provided through IDX Broker from the Western Upstate Multiple Listing Service. Some property search pages are hosted by IDX Broker. If you search, save listings, or register on those pages, IDX Broker collects that information under its own privacy policy, and any inquiry you send through it is delivered to us.

The Site links to other websites, including our brokerage, Google, Facebook, and Instagram. We are not responsible for how those sites handle your information, so please review their privacy policies.

We keep your information for as long as we have an active or potential working relationship with you, and afterward as long as needed to meet legal, licensing, and recordkeeping requirements. We use reasonable administrative and technical safeguards, including encrypted connections and access controls, to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

• Email: use the unsubscribe link in any marketing email, or contact us directly.
• Access, correction, or deletion: contact us and we will review and respond to your request, subject to any records we are required to keep.

Depending on where you live, you may have additional privacy rights under state law. We will honor those rights as required.

The Site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has submitted information to us, contact us and we will delete it.

We may update this policy from time to time. When we do, we will change the effective date at the top of this page. Significant changes will be noted on the Site.
