Life in Lake Jocassee

Lake Jocassee is a Duke Energy reservoir in the Blue Ridge Escarpment of Oconee and Pickens counties, impounded in 1973. The Whitewater, Thompson, Toxaway, and Horsepasture rivers feed it, and roughly 43,000 acres of public land surround it. That protection is why so little of its shoreline will ever be built on, and why most buyers who love Jocassee look at homes and land in the area around it.

Jocassee is a deep mountain lake: its average depth is over 150 feet, and its clear, cold water supports trout as well as bass. Devils Fork State Park, near Salem, is the lake’s public access point.

Because most of the land around the lake is public, the market here is small. The listings on this page are homes and land in the Jocassee area, and most are not on the water, so ask Alicia what lake access a property actually has. Many buyers who love Jocassee settle in Salem, a few minutes from Devils Fork, or on the north end of Lake Keowee next door.

For the rare property that does border the lake, docks and shoreline work go through Duke Energy’s Shoreline Management Plan, as on Lake Keowee. What a specific lot is allowed matters more than usual on a lake this protected, so it is worth checking before you make an offer.

Why buyers pick Lake Jocassee

Deep, clear mountain water

An average depth over 150 feet and a maximum near 351 feet, fed by four Blue Ridge rivers.

Surrounded by public land

About 43,000 acres of public land keep the views and most of the shoreline wild.

Record-setting fishing

South Carolina’s state records for smallmouth, spotted, and redeye bass and for brown and rainbow trout all came from Jocassee.

Next door to Lake Keowee

Salem sits between the two lakes, so Keowee’s communities and Seneca’s shops are close by.
